QUESTIONS FOR BUYERS

General Questions

Q: Why should I buy property at Thomson Shores?
A: Thomson Shores has some of the best-priced waterfront lots in Saskatchewan.

Lakefront lots start at $69,900, with large lots sizes having a minimum 65 feet of frontage each.

 

Q: Is my lot on a lease or is it freehold?

A: The lots at Thomson Shores are all freehold, so you own the land.

By comparison, lots in Thomson Lake Regional Park are leased by the occupants.

Q: Does Thomson Shores have any building restrictions?
A: To help protect your investment, Thomson Shores has registered a Restrictive Covenant along with Architectural Guidelines.

 

Q: Is there a time limit to construct my dwelling?
A: There is no time limit until you have applied for and received a building permit from the Rural Municipality of Gravelbourg No. 104, following Thomson Shores’ Architectural Guidelines.

 

Q: Can I park my RV on the lot and is there any restriction on how long I can use it?

A: Every lot purchaser is allowed to park one RV on the property to use for recreation.

There is no time limit on leaving your RV parked on your lot, but the RV must be a 2008 or newer model per the Restrictive Covenant.

Q: What occupancy is allowed under the Rural Municipality of Gravelbourg No. 104 Lake Cottage District zoning?
A: Both seasonal and year-round occupancy are permitted.

Refer to the attached document from the Bylaws for the new zoning of Lake Cottage District.

Q: What will I have to provide upon developing plans for my build?
A: A permit from the Rural Municipality of Gravelbourg No. 104 must be acquired and approved.

 

Q: Is any geotechnical information available?
A: Yes, a full geotechnical report is available for review as a condition of purchase and sale.

Services Questions

Q: What services will be provided to Thomson Shores owners?
A: You are provided with power to your property; it is your responsibility to bring it to the building site upon approval.

 

Q: How do I service my property with water and sewer? 

A: Every lot purchaser must install a cistern for water and a pump-out tank for septic disposal.

Q: Where do I get my water from?

A: There is a water distribution facility in the Town of Gravelbourg, where a water truck can pick up and deliver water out to your home. 

​

Q: If I park my RV and don’t have a septic tank installed, is there a place where I can dump sewage?

A: Yes, there is a free sewage dump in the Town of Gravelbourg by the baseball diamonds.

There is also a sewage dump at Thomson Lake Regional Park.

Q: Is there a community boat launch?

A: Yes, there is a public boat launch next to the resort community of Gaumond Bay, adjacent to Thomson Shores.

 

Q: Can I have a boat dock at the lake in front of my property?

A: Yes, removable docks are permitted but need to be removed at the end of the season and re-installed as the start of a new season.
